Alides Polska and co-investor acquire historic “Fabryka PERUN” site in Warsaw

Warsaw, Poland – 25.01.2026 - Alides Polska, the Polish subsidiary of the Belgian international real estate developer and investor, announces the joint acquisition of the historic Fabryka PERUN site at Grochowska 301/305 in Warsaw’s Praga-Południe district, together with a private co-investor. The sellers are Soho Development and Cordia Polska.

A unique redevelopment opportunity in a prime, well-connected district

The nearly 10,000 m² property is situated along Grochowska Street, one of Warsaw’s key arterial routes, offering excellent public transport connectivity and direct access to the city centre in approximately 15 minutes. The site is also conveniently located near Warszawa Wschodnia (Warsaw East) Railway Station, Stadion Narodowy Metro Station, and the future Mińska M3 Metro Station.

Future residents will benefit close proximity to expansive green and recreational areas, such as Skaryszewski Park and the Royal Election Fields Park, alongside a vibrant mix of local services, amenities and community infrastructure.

Revitalizing heritage through contemporary living

Fabryka PERUN holds a valid and final building permit for a redevelopment that respectfully blends the restoration of historic industrial structures with high-quality modern residential architecture. The project will offer:

  • 7 new residential buildings comprising 242 apartments (+12.000 m² of residential space)
  • 2.012 m² of retail and service areas
  • An underground garage offering 212 parking spaces

The masterplan envisions a welcoming entrance from Grochowska Street leading to a central courtyard that showcases the renovated heritage halls. The new residential buildings will frame the interior of the site, creating a cohesive urban ensemble. The neighbouring public square will also be upgraded as part of the project.
